DampAid UK specialist timber damp surveyors (CSRT - a qualification often necessary for reports to be accepted by mortgage lenders, banks and building societies) are specifically trained and qualified to carry out a damp and timber assessment of all types of damp and timber problems arising in a property. They will provide an accurate diagnosis of the actual cause, not just identify the presenting symptoms. After correctly diagnosing the cause of a damp & timber problem, appropriate recommendations are made and advice given, providing clients with the awareness to make informed decisions and to avoid potentially costly and inappropriate chemical treatments. We can also provide, if required, a quotation for damp proofing or timber treatments work. As members of the British wood preserving and damp-proofing association (BWPDA) and the Property Care Association (PCA) we can provided a long term guarantee issued by the Guarantee Protection Insurance Company Ltd (GPI) which is authorised and regulated by the Financial Services Authority.
Some forms of dampness or timber decay is almost universal in traditional buildings throughout mainland Britain. The extent of this problem varies from insignificant to major structural damage. Dealing with these timber and damp problems depends upon who you instruct. Some of our clients have been offered a free damp survey or free damp and timber surveys by contractors or builders passing themselves off as a damp specialist or timber treatment expert and have been provided with quotations for works which have been completely misdiagnosed.
The incorrect diagnosis of damp is perhaps the biggest area of concern to home owners and purchasers in the UK. For worried property purchasers, problems are compounded by advice frequently given by building surveyors that a free-survey be undertaken by a damp specialist contractor thus passing the responsibility to a person who only gets paid if he can show that there is a need for work to be done. Many properties which are said to have a 'history of damp' are actually fine; past damp treatments have proved ineffective simply because either the problem being treated did not exist, or because the cause has been misdiagnosed. For example, damp at the base of a wall can be caused by moisture descending unseen through the core of a wall until it reaches an impervious layer, such as a physical damp-proof course or a previously injected damp-proof course, forcing it to spread outwards. Re-injecting a damp-proof course will not cure this problem.
Some estate agents have arragements with damp-proofing companies & timber treatment firms, where the company carries out a 'free survey'. These surveys are usually carried out by commission based surveyors or "salesmen" who will produce a report which will probably include a quote for a damp proof course or woodworm treatment quotation. In many cases where the advice has been to have chemical damp proof injection or woodworm treatment carried out, we have found that by carrying out basic remedial measures such as lowering the external ground level below the damp proof course, the damp problem has been controlled or cured without the use of chemicals. Similarily we have diagnosed the wood boring beetle infestation (woodworm) as being historic or a species not requiring treatment. Damp Aid UK do not use commission based surveyors.
