The services provided by Damp Aid UK - North Wales include a damp and / or timber survey & quotation (where required), damp proofing, remedies for damp walls, woodworm treatment & dry rot control, along with various remedial works (often highlighted in a homebuyers report) such as external ground lowering, re-plastering, sub-floor ventilation etc.  In a high proportion of the properties we have surveyed, chemical treatment has not been necessary.  Some of our clients have been provided with quotations from other damp-proof companies for a damp course injection.  However, by lowering the external ground level or repairing defective rainwater goods, the damp wall has dried out naturally without the need for any chemical injection treatment.

Wherever possible, we try to eliminate any damp on walls by environmentally friendly measures instead of immediately recommending chemical damp-proof injection.  Likewise, when woodworm has been found by a client, our first aim is to ascertain if the woodworm infestation is active or even a species requiring treating, before we recommend woodworm treatment.  If no chemical treatment is needed - we will say so!

Damp & timber surveys, reports and/or quotations are provided by our fully qualified and experienced CSRT remedial surveyors, (who are not on commission, therefore do not need to "find work").  After carrying out the inspection we will provide you with details of the correct diagnosis, recomendations on curing or treating any damp wall, woodworm or timber decay and, if necessary, a quotation detailing any proposed treatment or remedial work to be carried out.

Pre-purchase damp and timber survey

Aberconway Road, Prestatyn, Denbighshire, LL19 9HH

First time buyers had put in an offer on a property in Prestatyn, near Llandudno, North Wales. A building society valuation surveyor carried out a homebuyers survey. The surveyors report highlighted areas of dampness and possible timber decay to the ground floor. A damp proofing and timber treatment company based near Prestatyn, LL19, offering free damp surveys, was recommended by the north wales estate agent selling the property. The damp company provided a damp and timber report which indicated rising damp to all the external walls and an outbreak of dry rot to an area of flooring. The price for the installation of a new chemical damp proof course, associated re-plastering and dry rot works came to £9,620.00 + vat, which prompted the building society to put a retention on the property until the works had been carried out.

The buyers commissioned us to carry out an independent damp and timber survey on their behalf. Upon inspection of the property we found that the dampness was due to a raised tarmac drive and patio area, which was bridging the original slate physical damp proof course. The raised ground levels were also obstructing all the sub-floor ventilation air bricks and the "dry rot outbreak" reported by the other damp company was, in fact, wet rot due to the high external ground level and insufficient sub-floor ventilation.

The works (and costs) recommended by the North Wales based damp-proofing company was completely unnecessary. All that was required was the lowering of the external ground levels, which opened up the existing air bricks and the replacement of the two joist ends affected by timber decay. These works were carried out by a local north wales building contractor, for a total cost of £590.00 + vat. Completely environmentally friendly and without the need for costly chemical treatment.

Needless to say, following this work, the £10,000 retention was withdrawn by the mortgage lender. Happy Days!!!

Damp Surveys in North Wales

Depending on the instructions received, the surveyor will inspect all accessible walls at ground floor level for rising damp using an electric resistance metre and visible observations. (However, he will not normally move external obstructions or internal furnishings).  External observations will be made and relevant comments on building defects such as rainwater goods, external render etc, will be made where appropriate, to the client or in the report if submitted. Any visual evidence of timber decay will also be reported upon.

Timber Surveys in North Wales

Following the client's instructions, accessible timbers will be inspected for woodboring insect attack or timber decay (dry rot, wet rot). Roof timbers will be inspected if safe access is available. Floor timbers will be inspected where accessible. With occupied properties the inspections are usually limited. Fitted carpets will not normally be lifted (unless loose) or furniture moved.
