Options for Damp & Timber Survey, Reports & Quotations
SURVEY OPTION 1: DAMP SURVEY – TIMBER SURVEY & SPECIALIST WRITTEN QUOTATION
This survey option is for homeowners, landlords, letting / management agencies, building contractors, and property developers etc. who have identified a particular rising damp, woodworm & timber decay problem. This is a survey & quotation only – a full specialist damp & timber report is not issued.
Property care association PCA registered members who are qualified damp-proofing and timber treatment surveyors will assess the damp issue or timber infestation / decay and provide a correct diagnosis as to the cause. After the site visit you will be given appropriate recommendations to rectify the timber and /or damp problem, and should treatment be necessary a quotation will be provided. On completion of any chemical treatment work we will provide a long-term guarantee which, if required, can be backed by a G.P.I .(Guarantee Protection Insurance) guarantee.
Damp Aid surveyors do not undertake damp surveys to “find” work. In a lot of cases by carrying out simple measures such as lowering high external ground levels, replacing broken down pipes or installing air vents to a property (all of which could be undertaken by the client) the damp ingress has been resolved. In many circumstances timber decay, which was thought by the client to be dry rot, has been diagnosed as wet rot, resulting in the client saving many hundreds of pounds by avoiding unnecessary costs for dry rot and timber treatment works
This option is not available to buyers, sellers or those re-mortgaging their property.
This is a QUOTATION ONLY survey, not a free survey. A full timber and damp report is not issued.
SURVEY OPTION 2: SPECIALIST PRE-PURCHASE, RE-MORTGAGE & EQUITY RELEASE FUNDING
DAMP SURVEY, TIMBER SURVEY, WOODWORM INFESTATION SURVEY, DRY ROT / TIMBER DECAY SURVEY & SPECIALIST DAMP AND TIMBER REPORTS FOR MORTGAGE PROVIDER / LENDERS
For clients who are buying a property and have applied for a mortgage and a building surveyor has suggested that you need to obtain a specialist mortgage damp and timber report from property care association members / specialists as part of the mortgage offer application process. For homeowners who are selling, part exchanging a house / re-mortgaging a property.
When purchasing / re-mortgaging a property, the bank or building Society’s surveyor will, I’m sure, undertake a home buyers survey, which often highlights a rising damp or timber defect problem and recommends a specialist combined pre-purchase damp and timber decay survey & report to be carried out before exchange of contracts by a PCA (Property Care Association) or BWPDA approved member – both of which Damp Aid UK are members. Damp surveys are carried out to ground floor walls only, unless instructed otherwise by the client. Damp cellar or basement areas are not tested unless specifically instructed. The home buyers surveyor regularly request that sub-floor timbers in contact with damp masonry be inspected for signs of timber decay, however if fitted floor coverings are present we are, more often than not, unable to inspect these timbers unless the coverings are removed by the vendor prior to our arrival.
Specialist non-invasive independent damp and timber surveys (carried out by qualified C.S.R.T. specialist damp & timber surveyors) will provide you with a full written detailed report which will contain the diagnosis of any presenting symptoms regarding wood boring beetle infestation, timber decay or damp ingress along with appropriate recommendations and specifications for the correct remedial measures to rectify any rising dampness and wood rot found in a building.
If any chemical damp & timber treatment work is found to be necessary, a quotation can also be included, if required. On completion of any chemical treatment, and payment of the invoice, a long term guarantee will be issued, with the option of obtaining an insurance guarantee backed by the Guarantee Protection Insurance, which are the only real ‘insured’ guarantees available and are accepted by Banks, Building Societies, and all other major mortgage lenders
SURVEY OPTION 3: DAMP AND / OR TIMBER – COMPARISON QUOTATION/ONLINE QUOTATION
This survey option, which we have found is very popular with our clients, is particularly beneficial for first time buyers and “money-wise” clients looking for a more competitive price for damp and timber works.
If you have already had a quote for damp-proofing &, woodworm treatment from other specialists, which has been deemed to be necessary, and you feel the price is too high, don’t worry, we can normally beat any written quotation by up to 20%. In many cases damp-proof injection and re-plastering is not always necessary, many clients may have their own local building contractors who can carry out this work, along with any other remedial building work i.e. lowering raised ground levels or improving sub-floor ventilation by installing extra air bricks. In these circumstances the cost of a specialist damp and timber survey report could save you thousands of pounds.

You may not be buying or selling a property and therefore do not require a full mortgage specialist damp or timber survey and report. Damp Aid surveyors can still carry out comprehensive damp and timber inspections to give you peace of mind and help with alleviating any dampness, condensation, dry rot, timber decay or woodworm issues.
