With any building defect, it is essential that you get a correct diagnosis of the problem before any recommendations for dealing with it can be made. DampAid  deal with problems arising from damp in a building as well as woodworm and timber decay. An initial inspection is carried out by a specialist C.S.R.T. surveyor to correctly diagnose the problem and provide the necessary recommended remedial measure to rectify it. Wherever possible environmentally friendly, cost effective solutions are provided for damp treatment avoiding chemical treatment. If no chemical treatment is needed we will say so.

Some of our competitors use surveyors who are paid by commission. Damp Aid does not. Our inspections are carried out only by surveyors qualified in remedial building problems, and whilst all companies need to make a profit, our surveyors are not motivated by commission earnings and do not need to find unnecessary work to quote for. If nothing needs to be done, we will say so.

A Potential Costly Mistake Due to Mis-Diagnosis (Example)

The property had been empty for some time without any heating. The building society valuation surveyor stated damp was noted to all the ground floor walls, which was also accompanied by black mould, and that woodworm infestation was found in the roof/loft. A mortgage retention was put in place as part of the mortgage conditions until the damp and timber treatment was carried out.

A damp-proofing and timber treatment company, based on the Wirral, which was recommended by the estate agent located in West Kirby, carried out a free survey for dampness and wood boring insects (woodworm).

The Wirral based damp-proofing and timber treatment contractor  provided recommendations and a quotation to install a chemical injection damp proof course and re-plastering works along with price for timber treatment to the whole house.

The buyers contacted Damp Aid and asked us to carry out an independent damp and timber survey. After a more in-depth timber and damp survey we found that there was no need to carry out any damp-proofing works or timber treatment at all.

The woodworm infestation to the roof space and the first floor was found to be non-active (in fact the vendors informed us that the whole property was covered by a long term guarantee following woodworm treatment six years previously) and the damp and re plastering works were completely unnecessary as the problem had been caused by condensation due to the property having been left empty for six months.

By having the problem correctly diagnosed we were able to save the buyer £6,970 which had been quoted by the previous damp-proofing and timber treatment contractor!

Following our survey report the retention was lifted by the building society and the buyer was able to spend the money saved on improving ventilation and other renovation building works.

Specialist Damp Surveys For Condensation &  Rising Dampness on the Wirral Depending on the instructions received, a damp surveyor will inspect all accessible walls at ground floor level for rising damp using an electric resistance meter and visible observations. (However, he will not normally move external obstructions or internal furnishings). The whole property will be visually inspected for signs of significant condensation, (backed up by measurements taken with a thermo hygrometer, if it is considered advisable to do so). External observations will be made and relevant comments on building defects such as rainwater goods, external render etc, will be made where appropriate, to the client or in the report if submitted. Any visual evidence of timber decay will also be reported upon.

Roof timbers will be inspected if safe access is available. Floor timbers and staircase will be inspected where accessible. With occupied properties the inspections are usually limited. Fitted carpets will not normally be lifted (unless loose) or furniture moved. Floorboards will not be lifted unless they are loose enough to do so without causing any damage. Staircase timbers will be inspected, except where fitted carpets are present. Soffits to the underside of the staircase often prevent inspection of the timbers too.
